Rwy'n rhoi hysbysiad bod Tir Tai yn bwriadu gwneud cais am ganiatâd cynllunio ar gyfer datblygiad preswyl o 16 o anheddau ac swyddfa, mynediad, mannau agored a'r holl waith cysylltiedig ar dir ym Northern Gateway, Deeside

Cyn cyflwyno cynigion yn ffurfiol i’r Awdurdod Cynllunio Lleol rhaid i’r cynnig fynd trwy ymgynghoriad cyn cais.

  • cymysgedd o dai annibynnol a thai fforddiadwy.

  • tai a adeiladwyd i’r safonau uchaf, gan gynnwys arloesedd technolegol a adeiladu, paneli solar PV a garddau preifat,

  • llwybrau beicio a cherdded gwell a mynediad at ofodau cyhoeddus.

  • symudiad tuag at adeiladau carbon isel ac yn cefnogi amcanion cenedlaethol tai a chynllunio.

  • draenio trefol cynaliadwy, seilwaith gwyrdd a gwelliant bioamrywiaeth.

  • datblygiad wedi ei ddylunio i reoli risg llifogydd ar y safle ac oddi ar y safle.

Mae’r cynigion drafft ar gael erbyn hyn i’w hadolygu, ynghyd â chyfres o gynlluniau a dogfennau ategol.

THIS CONSULTATION EXERCISE IS CARRIED OUT IN ACCORDANCE WITH THE THE TOWN AND COUNTRY PLANNING (DEVELOPMENT MANAGEMENT PROCEDURE) (WALES) (AMENDMENT) ORDER 2016.

I give notice that Tir Tai Ltd intends to apply for planning permission for Residential development of 16 dwellings and office, access, open space and all associated works on land at Northern Gateway, Deeside, Flintshire.

Before formally submitting proposals to the Local Planning Authority the proposal must be subject of pre-application consultation.

_________________________________________________The scheme would provide:

  • a mix of affordable dwellings houses .

  • housing built to the highest standards, incorporating technological and construction innovation, solar PV and private gardens,

  • enhanced cycle and pedestrian routes and access to public spaces.

  • shift to low carbon buildings and supporting national housing and planning objectives.

  • Sustainable urban drainage, green infrastructure and biodiversity enhancement.

  • Development designed to manage flood risk on and off site.

The draft proposals are now available to review along with a suite of plans and supporting documents.
